Bahrain-based alternative investment firm Arcapita Group Holdings plans to invest USD 1.5 billion in industrial and logistics real estate across the Gulf Cooperation Council (GCC) over the next 24 months. The investment will expand its existing portfolio of more than USD 2 billion in assets under management in the sector.

The move comes amid growing demand for industrial infrastructure, modern logistics facilities and stronger supply chain capabilities across the Gulf region. Arcapita plans to focus on developing and acquiring industrial and logistics properties in key GCC markets.

Arcapita to Expand Industrial and Logistics Portfolio

The investment programme will target high-quality industrial and logistics assets, particularly build-to-suit projects designed to meet the operational requirements of regional and international businesses.

The strategy will be supported by Lintara Properties, Arcapita's dedicated industrial and logistics real estate development and asset management platform.

The company announced its investment plans during Gateway Gulf 2026 in Bahrain. According to Hisham Al Raee, CEO of Arcapita, the economic diversification and investments being made by the GCC in new sectors, infrastructure, and logistics are generating many opportunities.

He said that the investment of USD 1.5 billion during the next 24 months is a reflection of the optimism of the company about the future growth of the region.

Demand for Modern Logistics Infrastructure Rises

Isa Al Khalifa, Managing Director and Head of MENA Real Estate at Arcapita, and Chief Executive Officer of Lintara Properties, said the industrial and logistics sector had demonstrated resilience while adapting to emerging industries and changing business requirements.

He pointed out that increasing importance being placed on the resilience of supply chains, self-sufficiency of regions and redundancy is fueling the need for modern industrial and logistics infrastructure.

Another factor contributing to these opportunities is the lack of institutional-grade facilities in several GCC countries.

Arcapita's Existing Projects Across the GCC

The recent investment program leverages the existing investments by Arcapita within the Middle East and North Africa region.

In 2026, Arcapita started work on the construction of the 1.4 million square metres ASMO logistics center at King Salman Energy Park (SPARK), Saudi Arabia. Arcapita completed the construction of a 30,000 square metres dedicated logistics center for DSV in Jebel Ali Free Zone (JAFZA).

Moreover, Arcapita laid the foundation of the 20,000 square metres Grade A logistics center for DP World at Jebel Ali Free Zone (JAFZA).

Lintara Properties was formed in October 2025 and manages 6.6 million square feet of properties in 32 buildings in the UAE, Saudi Arabia and Bahrain. Its portfolio of property assets is over USD 2 billion. The platform will play a central role in developing and managing assets under Arcapita's latest investment programme.
