Etihad Rail’s passenger services are emerging as a potential catalyst for Fujairah’s real estate market, with developers and property experts expecting stronger demand, higher values and fresh investment.

Improved rail connectivity could change how investors view the emirate. Industry executives believe easier access to the rest of the UAE could help Fujairah evolve from a weekend destination into a more attractive location for living, working and investing.

Property Demand to Rise

Nasar Tajalli, general manager of Fujairah Real Estate Agency, said, “Demand is likely to emerge first around the Fujairah and Sakamkam station areas. I expect healthy interest first in residential plots and villas near the Fujairah and Sakamkam station areas, followed by appealing retail and mixed-use developments as those neighbourhoods thrive.” 

Tajalli further explained that properties in developed areas should grow by 20-30% from 2029 to 2031, due to shorter travel time, improved amenities, and more job opportunities.

The city of Fujairah will provide residents with a more tranquil environment due to its mountain ranges, beaches, and proximity to the Gulf of Oman. Market activity is already showing signs of increased interest. Property Finder recorded 8,337 property-sale searches in Fujairah in July, its strongest single-month figure.

Future Strategy

Rental enquiries rose 11.1% to 1,306, while sale enquiries increased 2.2% to 92 between June and July 2026. Al Hilal City, home to one of Etihad Rail’s inaugural stations, is also emerging as an area to watch. Property Finder said that the station’s location could align new inter-emirate infrastructure with areas where residential demand is already exceeding supply.

Fibha Ahmed, vice-president of Sales at Bayut and dubizzle Property, emphasized that connectivity could make overlooked markets more attractive to residents and investors.

However, she cautioned that transport infrastructure alone will not guarantee sustained investment. Fujairah will also need suitable properties, clear ownership structures and stronger freehold opportunities to attract long-term investors.
