Rockhill Development has ventured into Ajman’s property sector by introducing its new residential development, Rockhill Tower, with an estimated value of Dh250 million. The property development is located in the Al Alia area and will be the company's first-ever project in the emirate. Rockhill Tower has been described as an ‘affordable premium’ development.
The residential tower will consist of 416 freehold apartments, with a minimum price of Dh280,000. Construction work on the building is already underway, and handover is scheduled for Q2 of 2029. However, this is just the first step in the developer's plan in Ajman. Rockhill has already acquired three more plots of land in Ajman and expects its entire investment portfolio to be worth more than Dh450 million.
Unlike many developers that outsource different stages of construction, Rockhill says it follows a fully integrated model. The company oversees design, construction, and property management through its own businesses, allowing buyers to deal with a single developer throughout the project.
Company founder Dzhabrail Uruskhanov said this approach gives customers greater confidence by ensuring that a single organization remains responsible for construction quality, timelines, and delivery.
"When you own the developer and the contractor, you cannot blame the contractor," said Dzhabrail Uruskhanov. "Every delay, every saving is mine to answer for. A buyer earns one name to hold responsible, not a chain of suppliers pointing at each other."
The project has been designed to offer premium features while keeping prices accessible. Residents will have access to more than 25 lifestyle amenities, including an infinity pool, gym, spa, golf simulator, landscaped outdoor spaces, smart home technology, and six levels of parking.

Rockhill believes Ajman's property market still offers significant opportunities for both homeowners and investors. Lower entry prices compared with Dubai, expanding freehold zones, and improving infrastructure have helped attract growing interest in the emirate.
"A vision that does not get handed over on time is just a brochure," said Shamad Uruskhanov, Head of Operations at Rockhill Development. "My responsibility finishes when the family is standing in their own living room," he added.
Apart from being affordable and offering scenic views of Ajman, the Al Alia community, where the tower stands, is conveniently connected to Dubai and is a choice for potential buyers seeking value-driven housing without being too far from the city's business areas.
Now that Rockhill Tower is on the market and there are plans for future developments, the company believes demand for such houses will only increase.
