Dubai’s residential property market is entering a more selective phase, with buyers using recent price moderation to reassess what they can afford. Those who once targeted smaller apartments are now considering larger homes in established communities.

According to reports, buyers looking at mid-market locations such as Arjan and Jumeirah Village Circle (JVC) are increasingly exploring premium destinations. These include Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and Dubai Marina. The shift highlights that softer pricing is changing the equation for both end-users and investors.

Price Correction Opens Premium Options

The recent decline is described as a ‘healthy correction’ by industry executives. The uncertainty in the region is slowing down the market. Fewer transactions suggest more leeway for negotiation in some parts of the market.

For buyers, the adjustment is not simply about paying less, but also allowing some households to move up the property ladder. A buyer capable of buying only smaller properties can now buy a larger one.

This dip came after a few years of good price performance in the Dubai property market. Reportedly, the advertised prices of various developments in Dubai increased considerably between May 2021 and April 2026, such as by 87% in Dubai Hills Estate.

Premium Communities Gain Attention

Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and Dubai Marina are among the locations attracting buyers looking beyond traditional mid-market options. These communities combine established infrastructure with premium residential offerings.

However, the correction does not mean prices are falling uniformly across Dubai. Q2 data showed transaction volumes weakening while prices remained resilient across many communities. Betterhomes reported a roughly 7% easing in agreed prices per square foot during the quarter, while several locations continued to record annual gains.
