Nakheel released 44 new beachfront villas on Frond F of Palm Jebel Ali. It offers buyers another limited chance to purchase new homes on the destination’s residential fronds.

The release includes villas from Nakheel’s Beach and Coral Collections, spread across 10 architectural designs. The five-, six-, and seven-bedroom homes sit directly on the shoreline, with private beach access and views of the Arabian Gulf.

Beach and Coral Collections

The Beach Collection features five- and six-bedroom villas ranging from about 7,500 to 8,500 sq ft. The larger Coral Collection includes six- and seven-bedroom properties measuring roughly 11,500 to 12,500 sq ft. The homes were designed with NAGA Architects, SAOTA, LW Design Group and LOCI Architecture. 

Their layouts focus on spacious interiors, natural light and stronger connections between indoor and outdoor areas. The latest release comes as construction advances across Palm Jebel Ali. The project is positioned as a major waterfront development in Dubai, with its residential and community infrastructure taking shape.

First Villa Handover Set for Late 2026

The first phased villa handovers are scheduled to start in late 2026 and continue through 2027. Nakheel has awarded more than AED 13 billion in construction and infrastructure contracts for Palm Jebel Ali so far. Villa construction is progressing across all 12 residential fronds.

Construction work covering substructures, superstructures, mechanical, electrical and plumbing systems and infrastructure is underway across 544 villas on Fronds A to F. A further 728 villas on Fronds K to P have reached internal and external finishing works, indicating that multiple sections of the development are moving towards completion.

Palm Jebel Ali Takes Shape

Palm Jebel Ali spans seven islands and 16 fronds, with a planned 120 kilometers of coastline and more than 90 kilometers of beachfront. The wider development is also planned to include a 9,000-square-meter retail center and a Friday Mosque designed by Skidmore, Owings & Merrill. 

The mosque is planned to accommodate up to 1,000 worshippers. The latest Frond F release adds another set of high-end waterfront homes to Dubai’s expanding Palm Jebel Ali community, with villa handovers approaching and construction advancing across several fronds.
